In order to attract and build the loyalty of 1.5 billion visitors a year, the shopping centres it manages are obliged to respond to their aspirations. Before designing any creation or extension project, Klépierre and its subsidiaries listen to consumers, enabling the local needs and expectations expressed by the residents of the catchment area to be analysed. This makes it possible to determine a project's potential and to develop a relevant retail space in terms of architectural design, choice of retailers, as well as access, reception and services, in respect of the Group’s sustainable development approach.

Its position enables it in particular to identify the most effective formats and to detect promising new concepts.
More than 50 years of collaboration with local authorities make Klépierre Ségécé a partner with a strong understanding of cities’ objectives and concerns. The Group works closely with local partners on the definition of projects in their early stages, in order to provide spaces suited to retail activities, which can sometimes be incorporated into multifunctional programmes contributing to the urban dynamic. It is an expert in the design and production of retail facilities which are planned in the context of this partnership and guarantees their future, through rigorous long-term management and consideration for the upgrade requirements.

The Group prospects and appraises existing retail projects and assets. It acquires and particularly invests in new shopping centres creations in highly dynamic European regions. Ségécé’s and Steen & Strøm’s teams also manage end-to-end fulfilment of new projects and restructuring of existing retail facilities on behalf of large corporate investors, partners of Klépierre.

As well as continuously adapting the retail range to consumer trends, developing the managed portfolio requires control over sophisticated management methods to enable rapid decision-making and effective intervention. The Group actively manages the retail offer; in particular through restructuring, re-letting and renewal work.
In the interest of retailers, for shopping centres to perform as well as possible, the Group continuously analyses assets under management and provides shopping centre owners with solutions to optimize their portfolio; renovations, extensions, trade-offs, new low-energy and –natural resources consumption appliances…
ATTRACTING AND BUILDING LOYALTY DAY AFTER DAY
To develop a site’s activity, i.e. its visitor numbers and sales, the shopping centre’s management implements an effective marketing strategy and coordinates a collaborative approach by all traders.
Klépierre and its subsidiaries pay particular attention to the reception offered to visitors. This objective is part of an overall vision which ranges from the design to the day-to-day management of a centre. The Group feels it is important to create unique spaces adapted to the special characteristics of each site, always with the same high standards and quality. The consistency of messages addressed to customers is fundamental to the quality of the relationship established. Everything contributes to this: the architecture, signage, interior decoration, daily cleaning and maintenance of the premises, the image and the attitude of the centres’ employees as well as the communications and events organized. Quality audits in the form of "mystery shoppers" survey complete the quantitative and qualitative research regularly carried out.
